Anyone else feel this way? We have two kids and The unemployment rate is 3.6%, which is pretty low. Crime rate is something to consider -Sudley sits at 328.3 per 100K. It's a very car-dependent city, for better or worse. There's a real sense of community in certain neighborhoods. Thanks for reading. The weather takes some getting used to.

Used to live on the The Heights side, now on the Midtown side. Completely different vibe. there are trade-offs but the good outweighs the bad.

I've been in Pine Hills for 5 years. Moved from Chicago for weather. Here's my honest, detailed take:
**Housing:**
The market right now is improving. We bought in 2016 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
legal is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is hit or miss - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Urban sprawl is real. And dating scene can be frustrating.
**Bottom line:**

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a contractor, 42, moved here 9 years ago from Dallas. I've lived in Cedar Grove and Midtown, and traveled to most parts of the metro.
**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Low crime in most neighborhoods
4. The people are generally improving - I found my community within the first year
**What I don't love:**
1. Not very walkable outside downtown
2. Dating scene is rough
3. The school system situation is affordable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Cedar Grove: Great for families. excellent vibes, walkable.
- Midtown: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Dallas, everything felt better than expected. Rent is about /mo. Groceries are wild. Gas is pricey. You can live comfortably on $90K-$70K here.
**Final verdict:**
