Affordable areas near Summerlin South?

Longtime lurker here, I'm a 44-year-old HR manager and The unemployment rate is 1.9%, which is pretty low. Average temperature is around 62--F, so the weather is moderate. Homes are going for about $641,600 on average. Rent is about $2,400/month for a decent place. Poverty rate is 4.2%, which is pretty low. It's changing fast -some good, some not so much. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. Downtown has improved a lot in recent years.

Pros:

- Plenty of shopping options
- Good airport connections

Cons:
- Traffic can be terrible
- Sprawl everywhere
- Limited cultural events

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 30, moved here 3 years ago from Boston. I've lived in Cedar Grove and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Good healthcare facilities
3. Lots of new development happening
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Summers can be brutally hot
2. Nightlife is limited
3. The cultural scene situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Cedar Grove: Great for retirees. decent vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Boston, everything felt excellent. Rent is about /mo. Groceries are wild. Gas is developing. You can live comfortably on $100K-$110K here.
