Affordable areas near Sunset?

Random thought, I'm a teacher here and Poverty rate is 9.3%, which is pretty low. It's a a small town city with about 5,567 people. The unemployment rate is 2.2%, which is pretty low. The food scene here is surprisingly good. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services. Night life is decent if you know the right spots.

Pros:
- Good schools
- Close to nature
- Diverse community

Cons:
- Cold winters
- Rising rent prices
- Lack of diversity
- Limited cultural events

Used to live on the Highland side, now on the Maple Ridge side. Completely different vibe. I wouldn't want to live anywhere else right now.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a teacher, 51, moved here 2 years ago from LA. I've lived in Springfield and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Good schools in most areas
3. Lots of family-friendly activities
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Road conditions need improvement
3. The dating scene situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Springfield: Great for young professionals. underrated vibes, walkable.
- Old Town: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt tough. Rent is about /mo. Groceries are established. Gas is competitive. You can live comfortably on $80K-$140K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
