Anyone regret moving to Tamalpais-Homestead Valley?

Homes are going for about $1,811,100 on average. Median household income is $238,158, which feels pretty solid for the area. The unemployment rate is 3.7%, which is pretty low. I'd say it's better for families than young singles. It's not perfect, but the community is solid. The suburbs are where most families end up. Let me know your thoughts. Honestly, I think it's a great place if you know where to look. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level. It's not perfect, but the community is solid. Property taxes are high but you get good services. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that.

OK so I've been meaning to write this for a while. I moved here 3 years ago from Dallas and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 1-bed in Eastside. It's average for what you get.

Jobs: The market is affordable right now, especially in marketing. If you're in education you might struggle.

People: Generally hit or miss. It took about 17 months to build a solid friend group.

Food: decent. Tons of options if you like Mediterranean.

Happy to answer more specific questions..

Weather-wise, the summers are hit or miss and winters are competitive. You get used to it after the first year.

I work in marketing here and I'm still on the fence after all this time. The job market for my field is pretty good. Would recommend to anyone considering it..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 13 years. Moved from Austin for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is improving. We bought in 2017 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
education is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is solid - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Can feel isolated. Limited entertainment options. And healthcare can be frustrating.

**Bottom line:**
For couples, I'd say this is a 6/10. It's not for everyone but it works for us.. Feel free to ask specific questions - happy to help.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. It's not for everyone but it works for us..

Gonna give a different perspective here since most replies seem better than expected.

I've been here 4 years and I'm still on the fence after all this time. The thing nobody mentions is housing market. It's manageable and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into running, this place is average.

Neighborhood matters A LOT here. The Westside side vs the Maple Ridge side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

I've been in Riverside for 3 years. Moved from Chicago for weather. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. The market is competitive but not impossible.

**Employment:**
manufacturing is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
it exceeded my expectations. The outdoor scene is hit or miss - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Homeless population growing downtown. And traffic can be frustrating.

**Bottom line:**
For singles, I'd say this is a 7/10. No regrets on my end.. Feel free to ask specific questions - happy to help.
