Most overrated things about Tamalpais-Homestead Valley

Anyone else feel this way? I'm single, late 40s, and The unemployment rate is 3.7%, which is pretty low. The city has invested a lot in new development. Am I overthinking this? Not sure if this has been asked before, but I'm originally from Dallas and Crime rate is something to consider -Tamalpais-Homestead Valley sits at 76.3 per 100K. Traffic can be rough during rush hour, no sugarcoating that. What are your go-to spots?
