Raising a family in Tamalpais-Homestead Valley -thoughts?
Anyone else feel this way? I'm retired and It's a a small town city with about 12,153 people. Cost of living is definitely rising, but still manageable.

I'd say the biggest thing people don't talk about is walkability. I wouldn't want to live anywhere else right now. Worth doing your research before committing.

Real talk - this place is not for everyone, and I think that's OK.
If you value housing market, you'll love it. The public transit is genuinely improving and I've found I genuinely enjoy living here. My neighborhood (Meadowbrook) is pricey and I feel safe walking around at night.
But if you're coming from Pittsburgh, be prepared for the culture shock. outdoor recreation is completely different here. And Urban sprawl is real.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been living here for 7 years and I'd say I love the pace of life here. The dating scene is pretty good compared to other places I've lived. Overall It's not for everyone but it works for us..

We moved here with our family and it's not perfect but it works for me. Schools in Midtown area are pretty good. Kids love it here.
