Commute times in Terrell Hills -how bad?

Longtime lurker here, Poverty rate is 4.5%, which is pretty low. Homes are going for about $762,200 on average. Crime rate is something to consider -Terrell Hills sits at 36.4 per 100K. I'd say it's better for families than young singles. It's changing fast -some good, some not so much. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. The city has invested a lot in new development. It's a very car-dependent city, for better or worse. The weather takes some getting used to. Downtown has improved a lot in recent years.

I'm a electrician and I've found it's not perfect but it works for me. The community is improving and there's always something going on.

My experience has been mostly positive. I love the pace of life here. The only thing I'd watch out for is safety. Other than that, Happy to answer more specific questions..

Gonna give a different perspective here since most replies seem solid.

I've been here 11 years and I wouldn't want to live anywhere else right now. The thing nobody mentions is walkability. It's reasonable and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into biking, this place is average.

Neighborhood matters A LOT here. The North side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..

I've been living here for 14 years and I'd say it was the best decision I ever made. The outdoor recreation is decent compared to other places I've lived. Overall Give it a chance - it might surprise you..

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The school system is genuinely solid and I've found I have mixed feelings honestly. My neighborhood (West) is wild and I feel safe walking around at night.

But if you're coming from Austin, be prepared for the culture shock. food scene is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
