Best neighborhoods in Tracy

Anyone else feel this way? I work in real estate and It's a a smaller city city with about 95,358 people. Median household income is $118,253, which feels pretty solid for the area. The unemployment rate is 4.0%, which is pretty low. Honestly, I think it's a great place if you know where to look. The food scene here is surprisingly good. Night life is decent if you know the right spots.

- Plenty of shopping options

Cons:
- High property taxes
- Boring for young people
- Mosquitoes and humidity
People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. Downtown has improved a lot in recent years. Weather-wise, the summers are better than expected and winters are affordable. You get used to it after the first year.
