First post here. I grew up here but left for a while. Poverty rate is 5.9%, which is pretty low. With a population of 95,358, Tracy is a smaller city. The median home value here is around $653,900, which is pretty steep. Average temperature is around 62--F, so the weather is moderate. The suburbs are where most families end up. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. Is this normal for Tracy? Night life is decent if you know the right spots. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. The food scene here is surprisingly good. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. The school system varies a lot by neighborhood. The weather takes some getting used to. The parks and outdoor areas are a huge plus.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Uptown for 7 years. Moved from Atlanta for weather. Here's my honest, detailed take:
**Housing:**
The market right now is underrated. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
education is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are reasonable for the area.
**Quality of Life:**
it exceeded my expectations. The outdoor scene is average - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Nightlife is limited. And cultural scene can be frustrating.
**Bottom line:**
For couples, I'd say this is a 7/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.
