Curious what people think. I'm a 47-year-old data analyst and Household incomes average around $118,253 in Tracy. Homes are going for about $653,900 on average. Poverty rate is 5.9%, which is pretty low. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles.
