Is Tracy still affordable?

First post here. I'm a remote worker and The median home value here is around $653,900, which is pretty steep. Rent is about $2,325/month for a decent place. Downtown has improved a lot in recent years. It's changing fast -some good, some not so much. Has anyone dealt with this?

I'm a electrician and I've found it's not perfect but it works for me. The community is underrated and there's always something going on.

Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Raleigh about 9 years ago. The main reasons were weather and quality of life.

Pros I've experienced:
- Great outdoor activities nearby
- Growing food and restaurant scene
- Good airport with direct flights

Cons that are real:
- Road conditions need improvement
- Dating scene is rough

Financially, we've found it excellent compared to where we came from. The market is competitive but not impossible. Groceries are stable, gas is underrated.

Socially, I love the pace of life here. Give it a chance - it might surprise you..

OK so I've been meaning to write this for a while. I moved here 14 years ago from Portland and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 1-bed in Highland. It's pretty good for what you get.

Jobs: The market is reasonable right now, especially in retail. If you're in tech you might struggle.

People: Generally underrated. It took about 17 months to build a solid friend group.

Food: better than expected. Tons of options if you like Vietnamese.

It's not for everyone but it works for us..

Real talk - this place is not for everyone, and I think that's OK.

If you value pet-friendliness, you'll love it. The cost of living is genuinely better than expected and I've found the quality of life is solid. My neighborhood (Maple Ridge) is competitive and I feel safe walking around at night.

But if you're coming from Pittsburgh, be prepared for the culture shock. pet-friendliness is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I'm a writer who relocated here from Minneapolis about 5 years ago. The main reasons were a fresh start and quality of life.

Pros I've experienced:
- Low crime in most neighborhoods
- Nice parks and green spaces
- Good internet infrastructure

Cons that are real:
- Limited public transit options
- Summers can be brutally hot

Financially, we've found it tough compared to where we came from. If you look outside the main areas you can find deals. Groceries are wild, gas is improving.

Socially, it's exactly what I was looking for. Feel free to reach out with questions..

I've been living here for 5 years and I'd say it exceeded my expectations. The cultural scene is hit or miss compared to other places I've lived. Overall Good luck with whatever you decide..

Real talk - this place is not for everyone, and I think that's OK.
