What surprised you most about Tracy?

Hey folks, Just moved here 16 months ago and Crime rate is something to consider -Tracy sits at 178.7 per 100K. Average temperature is around 62--F, so the weather is moderate. Household incomes average around $118,253 in Tracy. The unemployment rate is 4.0%, which is pretty low. People here are genuinely friendly, not just surface-level. The school system varies a lot by neighborhood. TIA! The city has invested a lot in new development. I'd say it's better for families than young singles. The suburbs are where most families end up. It's changing fast -some good, some not so much. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. The weather takes some getting used to. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. The food scene here is surprisingly good.

The food scene here is hit or miss. Tons of great Vietnamese places. it's exactly what I was looking for.

Gonna give a different perspective here since most replies seem solid.

I've been here 10 years and it's improved dramatically in recent years. The thing nobody mentions is safety. It's stable and it affects daily life more than you'd think.

That said, the walkability is legit. And if you're into rock climbing, this place is average.

Neighborhood matters A LOT here. The Maple Ridge side vs the Uptown side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
