Housing market in Valdese right now

So, I grew up here but left for a while. You can expect to pay around $627 for rent here. Average temperature is around 58--F, so the weather is moderate. Homes are going for about $171,300 on average. Poverty rate is 4.7%, which is pretty low. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly. It's a very car-dependent city, for better or worse.

As someone who grew up here, there are trade-offs but the good outweighs the bad. A lot has changed in the past few years though. school system used to be much manageable but now it's excellent.

Bought a house here in 2019 and it's exactly what I was looking for. Property values have gone up significantly since then.

Came here for weather and stayed because I'm still on the fence after all this time. The walkability is honestly tough and I don't see that changing anytime soon.

Weather-wise, the summers are improving and winters are growing. You get used to it after the first year.

Hot take but it was the best decision I ever made. I know a lot of people disagree but after 8 years here, that's my honest assessment.

Came here for work and stayed because I have mixed feelings honestly. The pet-friendliness is honestly improving and I don't see that changing anytime soon.

I'm a teacher and I've found it's improved dramatically in recent years. The community is hit or miss and there's always something going on.
