Pros and cons of Washington after 9 years

Hello, Poverty rate is 2.8%, which is pretty low. Median household income is $91,360, which feels pretty solid for the area. It's changing fast -some good, some not so much. Property taxes are high but you get good services. People here are genuinely friendly, not just surface-level. Public transit needs a lot of work honestly.

The food scene here is solid. Tons of great Vietnamese places. I wouldn't want to live anywhere else right now.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a physical therapist, 37, moved here 1 years ago from Houston. I've lived in Highland and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Friendly community, easy to meet people
3. Good healthcare facilities
4. The people are generally better than expected - I found my community within the first year

**What I don't love:**
1. Limited high-paying job options
2. Not a lot of cultural diversity
3. The walkability situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for retirees. improving vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt excellent. Rent is about /mo. Groceries are affordable. Gas is reasonable. You can live comfortably on $80K-$70K here.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Miami and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in South. It's pretty good for what you get.

Jobs: The market is growing right now, especially in manufacturing. If you're in consulting you might struggle.

People: Generally surprisingly good. It took about 5 months to build a solid friend group.

Food: challenging. Tons of options if you like Vietnamese.

We moved here with our family and it's improved dramatically in recent years. Schools in Eastside area are challenging. Kids love it here.

OK so I've been meaning to write this for a while. I moved here 11 years ago from Raleigh and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 2-bed in Springfield. It's pretty good for what you get.

Jobs: The market is reasonable right now, especially in finance. If you're in government you might struggle.

People: Generally improving. It took about 16 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like seafood.

Real talk - this place is not for everyone, and I think that's OK.

If you value traffic, you'll love it. The traffic is genuinely solid and I've found the quality of life is solid. My neighborhood (Westside) is stable and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. housing market is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been living here for 4 years and I'd say I have mixed feelings honestly. The safety is improving compared to other places I've lived. Overall Happy to answer more specific questions..

From a safety perspective, it really depends on the area. Some neighborhoods are tough, others not so much. Do your research on specific streets.
