Best neighborhoods in Waverly

Hey, I've been here for 15 years and Household incomes average around $78,429 in Waverly. With a population of 10,446, Waverly is a small town. Poverty rate is 5.6%, which is pretty low. Homes are going for about $215,200 on average. The suburbs are where most families end up. It's changing fast -some good, some not so much. I'd say it's better for families than young singles. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. It's a very car-dependent city, for better or worse. The food scene here is surprisingly good. The school system varies a lot by neighborhood. The weather takes some getting used to. I'd say the biggest thing people don't talk about is school system. it was the best decision I ever made. Worth doing your research before committing.

Weather-wise, the summers are better than expected and winters are growing. You get used to it after the first year.
