Is West Modesto walkable?

Not sure if this has been asked before, but I grew up here but left for a while. Rent is about $1,344/month for a decent place. It's a a small town city with about 5,633 people. Homes are going for about $285,700 on average. Poverty rate is 18.5%, which is higher than I expected. The median home value here is around $285,700, which seems about average. Public transit needs a lot of work honestly. The suburbs are where most families end up. The weather takes some getting used to. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. Public transit needs a lot of work honestly. The weather takes some getting used to. Honestly, I think it's a great place if you know where to look. It's not perfect, but the community is solid. The city has invested a lot in new development. The suburbs are where most families end up. Cost of living is definitely rising, but still manageable. Public transit needs a lot of work honestly. There's a growing tech scene which is exciting. The suburbs are where most families end up.

If you're remote, this place is great for cost of living. it was the best decision I ever made. Internet is underrated in most areas.

Bought a house here in 2021 and it was the best decision I ever made. Property values have gone up significantly since then.

Hot take but I wouldn't want to live anywhere else right now. I know a lot of people disagree but after 9 years here, that's my honest assessment.

Real talk - this place is not for everyone, and I think that's OK.

If you value safety, you'll love it. The school system is genuinely average and I've found I genuinely enjoy living here. My neighborhood (East) is reasonable and I feel safe walking around at night.

But if you're coming from LA, be prepared for the culture shock. walkability is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
