Rent vs buy in White Oak -what makes sense?

Been living here since 2010. Household incomes average around $80,118 in White Oak. Poverty rate is 15.5%, which is higher than I expected. I'd say it's better for families than young singles. The suburbs are where most families end up. Property taxes are high but you get good services. Would love some local perspective. The weather takes some getting used to. **Housing:**
The market right now is better than expected. We bought in 2023 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
government is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is tough - we have beaches within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Homeless population growing downtown. And public transit can be frustrating.

**Bottom line:**

I've lived in Cedar Grove for about 3 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from Baltimore, I was surprised by public transit. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Nice parks and green spaces
- Good healthcare facilities
- The nightlife scene is average

The downsides:
- Bugs and humidity in summer
- Far from beaches/mountains

Overall I'd rate it 9/10 for families. Give it a chance - it might surprise you..
