Been meaning to ask this. We have two kids and Homes are going for about $319,100 on average. It's a a small town city with about 12,476 people. Downtown has improved a lot in recent years. Worth the trade-offs? It's a very car-dependent city, for better or worse.

Rent in Forest getting crazy

Random thought, With a population of 12,476, Forest is a small town. Poverty rate is 3.6%, which is pretty low. I'd say it's better for families than young singles. It's not perfect, but the community is solid. Has anyone dealt with this? Cost of living is definitely rising, but still manageable.
