Rent vs buy in North Branch -what makes sense?

Been meaning to ask this. I've been here for 17 years and It's a a small town city with about 11,182 people. Rent is about $1,178/month for a decent place. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years.
