I'm single, late 40s, and Crime rate is something to consider -Country Walk sits at 288.1 per 100K. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. Am I overthinking this?

I'm a teacher here and It's a a small town city with about 18,693 people. Rent is about $2,553/month for a decent place. Night life is decent if you know the right spots. Should I be concerned? Thanks! Property taxes are high but you get good services. The parks and outdoor areas are a huge plus.
