Long time reader, first time posting. I've lived in Kirkwood for the past 4 years. A friend just bought in Kirkwood for K and I'm not sure if that was smart. Downtown has improved dramatically since I first moved here.
Anyone else feel this way? It's a a mid-size city city with about 499K people. Poverty rate is 12.9%, which is around average. Public transit needs a lot of work honestly. The city has invested a lot in new development. Cost of living is definitely rising, but still manageable.
